Cerion is a specialized pan-European investment firm focused on mission-critical real estate.

Built on relationships.
Grounded in real estate.
Pan-European approach.

Our approach to investing in mission-critical real estate combines deep sector expertise with long-standing relationships across owners, tenants, lenders and advisors. These relationships provide differentiated access to opportunities, strengthen our underwriting and enable us to execute complex business plans across the capital structure.

Drawing on an extensive track record in the sector, we invest with a real estate-first mindset: focused on the underlying asset, the durability of its cash flows and its long-term relevance to the communities and supply chains it serves. We don’t chase yields; we invest in solid real estate fundamentals.

Mission critical: Assets built to perform across cycles – in good and bad times.

Mission-critical real estate supports the supply chains and physical infrastructure behind everyday goods and services. With demand driven by essential rather than discretionary consumption, these properties benefit from resilient occupier demand, predictable income and strong downside protection across economic cycles.

Mission critical real estate
Net Leases
Double- and triple-net lease structures shift significant property costs & responsibilities to tenants, reducing landlord cost exposure and enhancing income predictability.
Inflation Protected
Contractual rent indexation allows rents to rise with inflation, naturally supporting income growth and protecting the properties’ real value.
Non-Discretionary
Mission-critical properties deliver everyday goods & services that remain essential across economic cycles, driving resilient occupier demand and stable cash flows.
Strong Covenants
Mission-critical assets are often occupied by established, creditworthy businesses operating at strategically important locations, supporting income security & reducing tenant-related downside risk.
Highly Liquid
Strong lender appetite and a highly liquid transaction market provide flexibility throughout the investment lifecycle.
Mission critical real estate

Created for a distinctive approach.

Our investment platform is focused exclusively on mission-critical real estate, while investing across the risk spectrum. We assess opportunities across Europe and allocate capital selectively to the markets where we see the most compelling opportunities.

We invest in stabilized, income-producing real estate underpinned by high occupancy, long leases and durable tenant demand. Assets typically require only moderate capital investment, with business plans focused on preserving cash flow, extending income visibility and improving operational performance.

Returns are driven primarily by recurring income, disciplined financing and selective asset-management initiatives, with strong real estate fundamentals providing downside protection.

We invest in fundamentally sound properties whose performance has been constrained by under-management, under-capitalization or inactive ownership. Typical opportunities include vacancy, short lease duration, below-market rents and manageable capital expenditure requirements.

Through targeted investment, active leasing and our extensive tenant network, we stabilize income, improve asset quality and reduce asset-level risk. Returns are generated through cash-flow growth, operational improvement and repositioning.

We acquire non-performing and complex real estate-backed loans where value can be realized through restructuring, consensual resolution, enforcement or control of the underlying collateral.

We also provide whole-loan and senior-stretch financing to experienced sponsors, offering flexible capital solutions with disciplined leverage and strong security.

Across both strategies, we underwrite the real estate first, focusing on asset quality, sustainable cash flow, collateral value and clear routes to repayment.
